A disused and obsolete dye house which was acquired in 1999, the site consisted of approximately 11 acres and 240,000 sq ft of industrial property. 100,000 sq ft was sold on to Ashtenne Properties and the remaining 6 acres earmarked for an out of town retail park.

PMG obtained planning consent 2 years later for a 70,000 sq ft retail park, of which 15,500 sq ft was pre-let to Marks & Spencer for a specialist food hall. The entire development was sold on to J Sainsbury's Developments Ltd in 2002.
